Q What is a turnkey project?
A Turnkey projects are those offered completed from design through construction to completion. As the project has already been defined by design and construction professionals, none of the standard headaches associated with self-build projects (such as licenses, contracting and managing multiple suppliers, cost-management) are encountered. Furthermore, turnkey projects are now the most likely way to make substantial returns on investment in real estate within developed regions.
Q What sets Blueprint villas apart?
A Unlike most architects operating within Spain, we do not work to a "villa design catalogue" churning out a limited repertoire of projects until they become sold. All of our designs are truly one-offs, meaning your home will be as individual as you care to make it.
Q Do I have any control over the design?
A We hope that you find our projects already to your liking, but we are happy to discuss amendments with you prior to commencement. Minor layout alterations can be made, although changes likely to impact upon the infrastructure or the overall footprint of the project may carry financial implications. Your wishes, naturally, will define the interior design, landscaping and cosmetics of your property, working in conjunction with our designers.
Q Can I visit the plots prior to purchasing?
A The plot is the most important element for your future satisfaction with your home. As such, it is vital that you experience any potential plot first-hand and fully understand how our architectural plans integrate with their surroundings. We accompany you on all visits to ensure that all your questions receive an immediate and satisfactory answer.
Q Will there be much future development around my plot?
A Whilst we have no control over regional development our plots are hand-picked for their exclusivity, with privacy a key factor. Our projects are located within areas of highly restricted development or in premium sites within developed zones, meaning your views will not be marred by future development.
Q How can I make my property more environmentally friendly?
A As a commitment to safeguarding the environment, we encourage our clients to integrate wherever possible passive energy and waste management systems. Standard elements include solar-thermal and photovoltaic systems for the generation of heat and electricity; geo-thermal heating and cooling systems; heat pumps; sun tubes; smart glass technology. We can advise you on the adaptability and suitability of your projects to these technologies and incorporate them as desired.
Q How long does the project typically take?
A Depending upon the complexity of the design, our projects typically take between 16-20 months from purchase to completion depending on build size. We keep you updated with photographic progress reports on a weekly basis throughout the entire project and our completion schedule is confirmed within a written contract that carries fractional refunds should we overrun the completion date.
Q What does the price include?
A Quoted prices cover all major elements of each project, including: land, licenses and approvals, architectural and construction costs, hard landscaping, swimming pool, internal fixtures and fittings. Items that are not included within the cost are: soft landscaping, kitchen supply and installation, furniture, security system, stamp duty / property tax.
Q What does the Blueprint guarantee cover?
A In addition to all works being guaranteed for 10 years, Blueprint offers added peace of mind throughout the build process by guaranteeing the schedule. Prior to commencement, we state our completion date in the form of a contract; if we run even one day over budget, we compensate you with a figure derived from the total build cost.
Q What are the payment procedures?
A Immediate payment will be required to secure your chosen plot, to obtain licenses and approvals for build and to cover all design fees. At this stage, you become the legal owner of the plot and all technical drawings. Upon commencement of the breaking of ground within your plot a further 10% payment of the remaining fees will become payable. Thereafter, payments are to be made upon monthly certification - you only pay for works and services as they are completed.
